How to Prepare for a Home Inspection

Interior

General Home Access

Clear Entrances: Make sure all exterior doors can fully open and are not blocked.

Unlock All Doors: Leave doors to rooms, attics, closets and basements unlocked, including those for sheds, garages, or crawl spaces.

Ensure Attic Access is Clear: If attic access is in a closet, clear the area directly under the access hatch to allow the inspector easy entry. Move or cover any clothing or stored items in the closet to prevent dust or debris from falling on them during the inspection.

Mechanical Areas

Furnace and Water Heater: Clear the area in front of and around the furnace, water heater, and any other heating or cooling units. Ensure the inspector has at least 3 feet of clearance for these systems.

Electrical Panel: Clear the path to the electrical panel, and ensure it is easily accessible for inspection.

Plumbing and Electrical

Under Sinks: Clear items from under all sinks in kitchens, bathrooms, and laundry areas so inspectors can check for leaks.

Test All Light Bulbs: Replace burnt-out light bulbs to ensure the inspector can verify that fixtures are functional.

Kitchen and Appliances

Clear the Stove, Oven and Dishwasher: Make sure these appliances are empty and accessible for functionality testing. Refrigerator and Freezer: Ensure any water or ice maker systems are connected and functioning, if available.

Exterior and Safety Systems

Exterior Preparation

Clear Gutters and Downspouts: Remove any debris to allow for proper drainage inspection.

Trim Trees and Bushes: Cut back any vegetation blocking windows , walkways, or siding, especially near utility access points.

Outdoor Areas

Remove Vehicles from the Garage: If possible, leave the garage empty to allow the inspector to check the structure, electrical components, and any storage systems.

Clear Foundation Access Points: Clear debris from around foundation vents, drainage areas, or crawl space access points for visibility.

Safety and Maintenance

Test Smoke and CO Detectors: Replace batteries if necessary, and ensure they are functional throughout the house.

Clean or Replace Furnace Filters: This shows maintenance is up-to-date and improves the efficiency of HVAC systems.

Final Touches

Organize Clutter in Utility and Storage Areas: Clear clutter in areas where important systems or foundation walls are located.

Notify the Inspector of Any Known Issues: If there are any known issues or items under warranty, it’s helpful to leave this information available for the inspector.
